Gas Safety Regulations
(Installation & Use) 1994
It is the duty of landlords to ensure that gas installation pipe work and all gas
appliances are maintained in a safe condition. The regulations require an annual safety
check to be carried out by a CORGI registered installer and a record of the inspection
to be made available to the tenant on request.
Electrical Equipment (Safety)
Regulations 1994
Landlords are required to ensure that all portable equipment is correctly maintained
and safe for use. Items including cookers, fridges, kettles, washing machines, immersion
heaters etc. must be periodically tested by a qualified engineer and the results
recorded. The regulations do not include fixed wiring or built-in appliances such as
storage heaters or central heating systems.
Furniture & Furnishings
(Fire/Safety) Regulations 1988
It is the legal responsibility of the landlord as the 'supplier' to ensure that all
upholstered furnishings meet the following safety standards.

All filling materials must be fire resistant.

Each item must pass the relevant cigarette and match resistance tests.
|
|
|
Each item must show the appropriate permanent display labels.
|
Furniture manufactured before 1950 is exempt from these regulations.
We will be happy to arrange safety inspections for managed properties. Alternatively,
inspections may be arranged privately providing the certificates/results are held on
file in our office. Non-compliance with any of the above safety regulations is a
criminal offence.
